What is a BMS?

A Building Management System (BMS) is a computer-based control system installed in buildings that controls and monitors the building’s mechanical and electrical equipment such as ventilation, lighting, Fibre Optic Communications, Power systems, Fire Systems, and Security Systems. A BMS consists of software and hardware; the software program, usually configured in a hierarchy.

Functions of Building Management Systems

To create a central computer controlled method which has three basic functions:

  • controlling
  • monitoring
  • optimizing

The building’s facilities, mechanical and electrical equipment is for comfort, safety & efficiency of the building, its Landlords & Tenants.

A BMS system normally comprises of:

Benefits of Building BMS

Tenant/Occupants

  • Good control of internal comfort conditions
  • Possibility of individual room control
  • Increased staff productivity
  • Effective monitoring and targeting of energy consumption
  • Improved plant reliability and life

Building owner

  • Higher rental value
  • Flexibility on change of building use
  • Individual tenant billing for services facilities manager
  • Central or remote control and monitoring of building
  • Increased level of comfort and time saving

Operations

  • Low operating cost
  • Efficient use of building resources and services
  • High productivity
  • Rapid alarm indication and fault diagnosis
  • Good plant schematics and documentation

Maintenance Companies

  • Ease of information availability for Problem diagnostics.
  • Computerized maintenance scheduling

Fiber Optic Communications

XO Solutions can design, supply, install, OTDR test, commission & provide consultation on all platforms within the commercial & private sector industries.

Optical fiber can be used as a medium for telecommunication and networking because it is flexible and can be bundled as cables. It is especially advantageous for long-distance communications, because light propagates through the fiber with little attenuation compared to electrical cables. This allows long distances to be spanned with few repeaters. Additionally, the per-channel light signals propagating in the fiber have been modulated at rates as high as 111 gigabits per second by NTT, although 10 or 40 Gb/s is typical in deployed systems. Commonly Single mode systems are used for trunk routes or longer distances, where, Multi-Mode systems are more economical and used for shorter distances and secure applications.

For short distance applications, such as creating a network within an office building, fiber-optic cabling can be used to save space in cable ducts. This is because a single fiber can often carry much more data than many electrical cables, such as 4 pair Cat 6e, Ethernet cabling. Fiber-optic may provide the ‘backbone’ structure, such as a Scada network Systems

Security & Eavesdropping through Fiber is also immune to electrical interference; there is no cross-talk between signals in different cables and no pickup of environmental noise. Non-armored fiber cables do not conduct electricity, which makes fiber a good solution for protecting communications equipment.

Located in high voltage environments such as power generation facilities, or metal communication structures prone to lightning strikes. They can also be used in environments where explosive fumes are present, without danger of ignition as they are intrinsically safe. Wiretapping is more difficult compared to electrical connections, and there are concentric dual core fibers that are said to be tap-proof.
